Freetown home sales span $319,000 to $835,000 with median holding at $650,000

FREETOWN -- Thirteen property transfers were recorded in Freetown over the past month, but only six included a disclosed sale price, with the top transaction reaching $835,000, according to Bristol County (Fall River District) Registry of Deeds records.

MARKET OVERVIEW

The registry recorded 13 deed transfers in Freetown between June 26 and July 25. Of those, six listed a sale price, ranging from $319,000 to $835,000. The median sale price among the six disclosed transactions was $650,000. Price was not disclosed for the remaining seven transfers, a pattern common in trust, estate and family-related deed filings. With fewer than half of all recorded transfers showing a price, the raw count of 13 filings reflects a mix of traditional sales and internal family transfers rather than a clear read on buyer demand.

TOP SALES

The month's highest-priced transaction was a $835,000 sale recorded July 24, with Kimberly and David Durand selling to Filipe Pavao Tavares and Taylor Nicole Furtado. The deed record did not specify a street address.

A property at 4 Dean St. sold for $710,000 on June 29. Todd M. and Heather L. Jackson sold to Kaylee and Robert Ingram.

At 10 West Cudworth Ave., Sean Patrick and Jessica McCoy sold to Leonard Brower for $670,000 on June 29.

A property at 1 Kelley Dr. sold for $630,000 on July 1. Brandon Andrade sold to Matthew M. and Emily Talbot.

At 195 Slab Bridge Rd., Anne M. and David P. Souza sold to Gerson Heribert Pineda Ponce for $570,000 on July 14.

NEIGHBORHOOD BREAKDOWN

By price tier among the six disclosed sales, one transaction fell under $500,000: 6 GM Way, which sold for $319,000 on June 30, with Thomas Casey Holt selling to Grace Murray and Daniel Kenn. The remaining five disclosed sales fell in the $500,000-to-$1 million range: 195 Slab Bridge Rd. ($570,000), 1 Kelley Dr. ($630,000), 10 West Cudworth Ave. ($670,000), 4 Dean St. ($710,000) and the undisclosed-address property that sold for $835,000. No disclosed sale exceeded $1 million.

Two streets saw more than one transfer this period. Island Road Extension had two deed filings -- 27 Island Rd. Ext. on July 17 and 2 Island Rd. Ext. Lot 39 on July 6 -- both undisclosed-price transfers into family trusts. Braley Road also had two filings: 29 Braley Rd. on July 10, a transfer within the Turner family trust, and 1 Dr. Braley Rd. Lot B on July 1, in which Daniel K. and Lillian B. Blizard sold to Robert Joseph Pratt without a disclosed price.

MARKET NOTES

Six of the seven transfers without a disclosed price were trust or estate-related transactions within the same family name, including deeds involving the Desjardins, Veiga, Bock, Turner, Slavin and Furness families. In each of these cases, the grantor and grantee share a surname or the deed explicitly names a trust as buyer, seller or both. The registry data does not include square footage, bedroom or bathroom counts for any property in this period, so no price-per-square-foot comparisons can be made. The data does not distinguish property type (single-family, condominium or multi-family) beyond street address format, so no breakdown by housing type is possible this month.
