High Street Sale Tops Freetown Market at $1.125 Million in August

FREETOWN -- Nineteen properties changed hands in Freetown between July 31 and Aug. 29, according to Bristol County (Fall River District) Registry of Deeds records, with the month's top sale on High Street reaching $1,125,000. Eight of the 19 recorded transfers were between family members or into trusts, and none of those eight disclosed a sale price.

MARKET OVERVIEW Of the 19 deeds recorded during the period, nine included a disclosed sale price. Those nine prices ranged from $100,000 to $1,125,000, with a median of $620,000. The other 10 transfers, including the eight family or trust transfers, did not disclose a price, meaning more than half of all recorded deeds this period carry no price data. Judged on disclosed prices alone, the period's activity is hard to characterize as strong or weak, but the total count of 19 recorded deeds in a single month reflects a moderate level of overall transfer activity in town.

TOP SALES The month's highest-priced transaction was 35 High St., Lot 4A, which sold for $1,125,000 on Aug. 4. Sellers Stephanie A. Oliveira and Ruben P. Oliveira transferred the property to buyers Courtney E. Lopez and Peter A. Fasel. 13 King Philip Way, Lot 80, sold for $917,500 on Aug. 4. The Couto Living Trust, with Jessica B. Couto as trustee, sold the property to Victoria and Michael Delponte. 8 Dunham Road, Lot 45, sold for $855,000 on Aug. 13. Bernice Menard, trustee of the Bernice Menard Nominee Trust, sold the property to Mark Lindner. 5 Edna Circle, Lot 58, sold for $825,000 on Aug. 3. Sellers Michael F. Delponte and Victoria Snow Delponte, who are listed as the buyers of 13 King Philip Way the following day, sold to Joshua Morgado and Nilia Parreira. 81 High St. sold for $620,000 on Aug. 19. Seller William F. Clark transferred the property to Nathan and Melissa Ruest.

NEIGHBORHOOD BREAKDOWN High Street recorded three transfers during the period: 75 High St. (price not disclosed, a trust transfer), 81 High St. ($620,000) and 35 High St., Lot 4A ($1,125,000), the month's top sale. Chipaway Road had two transfers, at 121 Chipaway Road and 56 Chipaway Road, neither with a disclosed price. Bryant Street also had two: 2 Bryant Street ($335,000) and 5 Bryant St., Lot 1 (price not disclosed). Wing Avenue recorded two sales as well, at 10 Wing Ave., Lot 20 (price not disclosed, a trust transfer) and 6 Wing Ave. ($615,000). Among the nine sales with disclosed prices, two sold below $500,000, six sold between $500,000 and $1 million, and one, the High Street sale, exceeded $1 million.

MARKET NOTES Eight of the 19 transfers, at 75 High St., 3 Lark Lane, 10 Wing Ave. Lot 20, 121 Chipaway Road, 22 Burna Vista Avenue, 10 Copley Drive Lot 47, 3 and 5 Jethol Drive, and 4 Lucie Avenue, were transfers among family members or into trusts, and none of the eight disclosed a sale price. Three transfers involved limited liability companies or corporations: Pukwudgie Properties LLC sold a Freetown property for $505,000 on Aug. 28, Fine Quality Homes Inc. bought 41 Water St. for $100,000, the period's lowest disclosed price, on Aug. 21, and National Tow Boyz LLC bought 56 Chipaway Road, where no price was disclosed. Deed records for this period do not include bedroom, bathroom or square-footage figures, so no price-per-square-foot comparisons are available.
