Six Of Thirteen Swansea Sales Disclose Price As Trust Transfers Dominate July

SWANSEA -- Thirteen property transfers were recorded in Swansea over the past month, but only six disclosed a sale price, and more than half of all transactions involved family members, trusts or estates moving property among themselves rather than open-market sales.

MARKET OVERVIEW The Bristol County Registry of Deeds recorded 13 Swansea property transfers between June 26 and July 25. Of those, six included a disclosed consideration amount, ranging from $235,000 to $1,225,000, with a median of $552,500 among the disclosed sales. The other seven transfers listed no price, consistent with the standard treatment for family, trust or estate transactions under deed-recording rules. Based on raw count alone, 13 transfers over a one-month window represents a modest but steady pace of activity for the town.

TOP SALES The month's highest-priced transaction was 121 Palmer River Rd, which sold for $1,225,000 on June 30. Cynthia Anterni, as trustee, sold the property to Andrew P. Thibaudeau. The second-highest sale was 4 Clark Ln (Lot 35), which sold for $596,500 on July 1; Keith James Holleran and Heather A. Holleran sold to Ryan and Emily Warneke. At 821 Pearse Rd, Tina and Stephen C. Preble sold to John M. and Janet M. Rapoza for $555,000 on June 26. At 265 Stevens Rd, JDC Property Management LLC sold to John and Kurtis Julio for $550,000 on June 29. Rounding out the top five, 202 Baker Rd (Lot 9) sold for $515,000 on June 30, with Joe M. and Joe Santos selling to Timothy D. Comeau and Megan Heywood.

NEIGHBORHOOD BREAKDOWN No single street accounted for multiple arm's-length sales this period, but Ocean Grove Avenue saw two transfers on the same day, June 29: 519 Ocean Grove Ave and 501 Ocean Grove Ave both moved from Timothy P. and Doreen E. Duggan into the Doreen E. Duggan Living Trust, with Duggan as trustee. Neither transfer disclosed a price. By price tier among the six disclosed sales, one fell under $500,000 ($235,000), four fell between $500,000 and $600,000, and one exceeded $1 million ($1,225,000).

MARKET NOTES Of the seven transfers with no disclosed price, all seven involved a seller and buyer sharing a last name or connected through a trust or estate arrangement: Gary C. Lund transferring 430 Old Warren Rd to himself and Rosemary F. Collins; Edward E. and Marsha F. Levine moving 1434 Gardners Neck Rd into the Levine Irrevocable Trust; Mark A. and Bruce N. Berube transferring 60 Barbara Ln (Lot 3) between each other; Doreen E. Souza and Timothy P. Duggan moving three properties -- 70 Logan Ave, 519 Ocean Grove Ave and 501 Ocean Grove Ave -- into the Doreen E. Duggan Living Trust, all recorded June 29; and Shelly L. Estrella transferring 894 Wood St (Lot 4) into a life estate/remainder arrangement with Robert B. Estrella. One additional sale, 2026-07-02's transfer of a Swansea property for $235,000 from GMG Development LLC, went to the Marak Lynch Realty Trust with Andre Karam as trustee -- a disclosed-price sale but still a trust-based buyer. Deed records for this period do not include bedroom, bathroom or square-footage data, so no price-per-square-foot comparisons are available.
