Swansea Home Prices Range Widely as Trust and Estate Transfers Dominate July Deeds

SWANSEA -- Fifteen property transfers were recorded in Swansea between July 10 and Aug. 8, but fewer than half disclosed a sale price, with the highest-priced transaction, a $650,000 sale on Locust Street, topping a month in which trust, estate and family transfers made up a substantial share of recorded deeds.

MARKET OVERVIEW

The registry recorded 15 property transfers in Swansea during the period. Of those, eight included a disclosed sale price, ranging from $240,000 to $650,000, with a median of $429,000. The remaining seven transfers, nearly half the total, did not include a consideration amount, a pattern consistent with trust, estate and life-estate transfers rather than open-market sales. Because so many transfers lack price data, the 15-transfer count reflects overall deed activity more than it reflects market pricing trends; the eight-sale price range gives a partial but not complete picture of the month's market.

TOP SALES

The month's highest-priced transaction was 700 Locust St., which sold for $650,000 on July 17. The seller was listed as Joseph J. Sousa, personal representative of the estate of Joseph R. Sousa, and the buyer was Marcos Mendes Silva.

At 1241 Sharps Lot Road, the property sold for $565,000 on July 15. Sellers Tina M. Roy and Tina M. Tessier sold to buyers Gabriella S. Tavares and Gustavo H. Tavares.

The property at 91 Sycamore St. sold for $530,000 on July 20. Sellers Dawn A. Depasquale and Dawn Depasquale sold to buyers Meredith Marissa McDonald and Gregory Drew Dillon Jr.

At 503 Bark St., the sale price was $452,000, recorded July 14. Sellers Lindsay J. Lachapelle and Scott Paul Lachapelle sold to buyers Nicole Monica Mackiewicz and Christopher Michael Brown.

Rounding out the top five, 78 Munsey Ave. sold for $406,000 on July 10. The sellers were listed as the estate of Nancy Heslin and the estate of Nancy L. Heslin; the buyers were Jacob Wall and Kaylee Wall.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so no street-level clustering emerged this period. By price tier among the eight disclosed sales: five sold under $500,000 (33 Lynch Way at $240,000, 59 Midwood Dr. at $375,000, 449 Reed St. at $400,000, 78 Munsey Ave. at $406,000, and 503 Bark St. at $452,000), and three sold between $500,000 and $650,000 (91 Sycamore St., 1241 Sharps Lot Road and 700 Locust St.). The remaining seven transfers, at addresses including Wilbur Avenue, Evergreen Drive, Winslow Way, Gardners Neck Road, Wood Street and Fox Hill Way, carried no disclosed price.

MARKET NOTES

Seven of the 15 recorded transfers, nearly half, were structured as trust, estate or life-estate transfers, several involving grantors and grantees who share a last name. These include the Odonnell family trust transfers on Wilbur Avenue, a Roderigues family trust transfer on Evergreen Drive, a Sousa interspousal trust transfer on Winslow Way, a Mann-to-Cote transfer on Gardners Neck Road, a Rutkowski-to-Smith trust transfer on Wood Street, and a Bello life-estate transfer on Fox Hill Way. None of these seven carried a disclosed sale price.

The lowest disclosed price in the dataset, $240,000 for 33 Lynch Way, was a transfer between two limited liability companies, GMG Development LLC and Hyde Development LLC, distinguishing it from the individual and family buyers and sellers listed in the other transactions.
