Swansea Home Sale Prices Span $240,000 To $845,000 In July

SWANSEA -- Sixteen property deeds were recorded in Swansea over the four weeks ending Aug. 1, with disclosed sale prices ranging from $240,000 to $845,000 and a median of $450,000 among the nine transactions that reported a price.

MARKET OVERVIEW

The Bristol County (Fall River District) Registry of Deeds recorded 16 Swansea property transfers during the period. Nine of those listed a sale price, ranging from $240,000 to $845,000, with a median of $450,000. The other seven transactions did not disclose a consideration amount. Several of the undisclosed-price transfers appear to be transactions among family members or into and out of trusts rather than open-market sales, which limits how much the raw count of 16 says about buyer demand; the nine disclosed-price sales offer the clearest window into market pricing for the month.

TOP SALES

532 Old Warren Road, Lot 2, sold for $845,000 on July 6, the month's highest recorded price. Seller was Dream Homes LLC; buyers were Nicole Rusin and Aaron Couto.

323 Warhurst Avenue, Lot 20, sold for $600,000 on July 6. Sellers were Kerry E. Gifford and Kerry E. Desmarais; buyers were Mathew Joseph Afonso and Cally Elyse Rodrigues.

1241 Sharps Lot Road, Parcel 1, sold for $565,000 on July 15. Sellers were Tina M. Roy and Tina M. Tessier; buyers were Gabriella S. Tavares and Gustavo H. Tavares.

503 Bark Street sold for $452,000 on July 14. Sellers were Lindsay J. Lachapelle and Scott Paul Lachapelle; buyers were Nicole Monica Mackiewicz and Christopher Michael Brown.

10 Knights Way, Unit 10, sold for $450,000 on July 7. Sellers were Courtney Anne Medeiros and Courtney Modica; buyers were Raul Melo Costa and Isabel Maria Costa.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so no single-street pattern emerged this period. By price tier: six of the nine disclosed-price sales fell under $500,000 (449 Reed Street, $400,000; Fitzpatrick family transfer, $300,000; 33 Lynch Way, $240,000; 78 Munsey Avenue, $406,000; 10 Knights Way Unit 10, $450,000; and 503 Bark Street, $452,000, which falls just above that mark but is grouped here for reference). Remy conveying 10 Fox Hill Way into a life estate held by Job M. Bello and Kristine R. Bello; Ronald M. and Gisele L. Parent conveying 4 Brookridge Circle into a realty trust with Gisele L. Parent as trustee; Patricia Ferrara conveying 401 Old Fall River Road into her own declaration of trust; Suzanne K. and Michael J. Dooris conveying 26 Meadow Road into a trust naming themselves as trustees; and Karen C. and Michael F. Belleni conveying 138 Ocean View Avenue into a trust naming themselves as trustees. Six of those seven did not disclose a sale price. The pattern is consistent with estate planning or family trust transfers; the deed data does not indicate the reason behind any individual transaction.
