Acushnet Home Sale Prices Cluster Near $573,500 Median Through Early September

ACUSHNET -- Twenty-seven properties changed hands in Acushnet over the past month, with disclosed sale prices ranging from $120,000 to $1 million and a median of $573,500 among the transactions that reported a price.

MARKET OVERVIEW The Bristol County (New Bedford District) Registry of Deeds recorded 27 property transfers in Acushnet between Aug. 14 and Sept. 12. Of those, 16 included a disclosed consideration amount; the remaining 11 did not report a sale price, which is common for deed records and does not necessarily indicate a lower-value or higher-value transaction. Among the 16 priced sales, prices ranged from $120,000 to $1 million, with a median of $573,500. A raw count of 27 recorded transfers reflects a broad mix of family, trust and open-market transactions rather than open-market sales alone.

TOP SALES The month's highest-priced transaction was 28 Gammons Rd, which sold for $1 million on Sept. 9; Andrew Seifert sold the property to James M. Fortin Jr. At 6 Evergreen Dr, David Nava sold to Zachariah Lee Culver for $937,400 on Aug. 24, the second-highest sale of the period. William A. LeValley sold 26 Pershing Ave to Michael Vitorino for $726,000 on Sept. 2. Paul Arruda sold 1527 Main St to Zachary Joseph Stupalski for $655,000 on Aug. 28. Rounding out the top five, Carlos H. Mota Jr. sold 14 Ludlow St to Maria Vierbickas for $635,000 on Aug. 21.

NEIGHBORHOOD BREAKDOWN Main Street saw the most concentrated activity of any street in the dataset, with three recorded sales: 1236 Main St ($590,000, sold Sept. 3), 1324 Main St ($607,500, sold Aug. 20) and 1527 Main St ($655,000, sold Aug. 28). Hathaway Road also recorded two transactions: 31 Hathaway Rd sold for $480,000 on Aug. 19, while 27 Hathaway Rd, sold Sept. 2, did not disclose a price. The Wing Road/Wing Lane corridor logged three transfers: 44 Wing Rd ($445,000, Sept. 11), 63 Wing Rd (price not disclosed, Aug. 21) and 50 Wing Ln (price not disclosed, Sept. 4). By price tier among the 16 disclosed sales, six sold under $500,000 (from $120,000 at a Pleasant Street parcel to $480,000 at 31 Hathaway Rd) and ten sold between $500,000 and $1 million, including the period's top sale at 28 Gammons Rd.

MARKET NOTES Eight of the 27 recorded deeds, nearly a third, involved a grantor and grantee sharing the same family name or the same individual transferring property into a trust, including 9 Garrison Ln, 50 Wing Ln, 27 Hathaway Rd, 61 Perry Hill Rd, 103 Tootle Ln, 230 Leonard St, 63 Wing Rd and 12 So Orchard St. None of these disclosed a sale price. Separately, three sellers were business entities rather than individuals: Yahweh Properties LLC (44 Wing Rd, $445,000), Castelo Homes Inc. (40 Wamsutta Ave, $527,500) and 14 Park Dr LLC (14 Park Dr, price not disclosed), indicating some turnover involved builder or investment-held property. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this report.
