Fairhaven Sale Prices Range From $205,000 to Nearly $3 Million in September

FAIRHAVEN -- Thirty-four property transfers were recorded at the Bristol County (New Bedford District) Registry of Deeds for Fairhaven between Aug. 28 and Sept. 26, ranging from a $205,000 land transfer to a $2,945,000 sale on Smugglers Road. Prices had posted for 20 of the 34 transfers as of this report; the remainder are awaiting registry data or involve transfers within the same family.

MARKET OVERVIEW

The registry recorded 34 property transfers in Fairhaven over the four-week period, averaging roughly one transfer per day. Of those, 20 carried a recorded sale price, ranging from $205,000 to $2,945,000. The median sale price among the 20 priced transfers was $441,500. No comparable prior-period figures were provided, so this report does not characterize the pace as strong or weak relative to other months.

TOP SALES

The period's highest-priced transaction was 1 Smugglers Rd, which sold for $2,945,000 on Sept. 9. Keith Decker was the seller; David P. Schenkein, as trustee, was the buyer. At 1 Mark Dr, Lisa Looney-Squire sold to Richard Allen Ketchie for $865,000 on Aug. 28. The same day, 19 Forestview Dr sold for $760,000, with Debbie Viveiros as seller and Hailey Oliveira as buyer, and 37 Sylvia St sold for $734,000, with Lauren E. Stevens selling to Derek Horseman. Rounding out the top five, 212 Main St sold for $675,000 on Sept. 10, with Ana Mendonca selling to David J. Giammalvo.

NEIGHBORHOOD BREAKDOWN

Three parcels, 0 Weeden Rd, 121 Weeden Rd and 2 Floral Dr, all sold on Sept. 15 for $205,000 each, all from seller Philip Y. Denormandie to the Compact of Cape Cod Conservation Trusts Inc., totaling $615,000 across the three properties. Main Street had two recorded sales: 138 Main St for $310,000 and 212 Main St for $675,000. Elm Avenue also had two transfers, at 40 Elm Ave and 52 Elm Ave, both involving a seller and buyer of the same name and both with price not yet available.

By price tier among the 20 sales with recorded prices: 11 sold under $500,000, eight sold between $500,000 and $1 million, and one, the Smugglers Road property, sold above $1 million.

MARKET NOTES

Of the 14 transfers still without a recorded price, 11 involved a seller and buyer sharing the same surname, consistent with a transfer into a personal or family trust rather than an open-market sale. That group includes two same-day transfers by Heather Skrutski, at 97 Tootle Ln and 28 Point St, each moving into "Skrutski Heather M TR." Other same-name transfers pending price data included properties on Maple Avenue, Elizabeth Street, Ocean Avenue, Mill Road, Wilding Street, Union Street, Elm Avenue and Gellette Road. The remaining three price-pending transfers, at 15 Eddy St, 40 Whisper Ln and 1 New Boston Rd, involved unrelated buyers and sellers and are most likely awaiting registry price data.

The only sales to a conservation organization in this period were the three Denormandie-to-Compact-of-Cape-Cod-Conservation-Trusts transfers on Weeden Road and Floral Drive. Bedroom, bathroom and square-footage figures were not available in the recorded deed data for this period.
