Dartmouth Median Sale Price Reaches $605,250 Amid Wide Price Spread

DARTMOUTH -- Sixty-nine property transfers were recorded in Dartmouth between Aug. 14 and Sept. 12, but only 28 carried a listed sale price, with the top transaction, a High Street property, selling for $2.85 million.

MARKET OVERVIEW

Of the 69 recorded deeds, 28 included a sale price ranging from $178,200 to $2,850,000, with a median sale price of $605,250. Eight additional transfers show "price not yet available," meaning the consideration amount had not yet reached the registry's data at the time this report was compiled. The remaining 33 transfers were recorded for nominal consideration, typically $1 or $10, and are not counted toward the price range or median. The overall volume of 69 recorded transfers is high for a one-month period, but with fewer than half carrying a market price, the dataset points to a period heavy with non-sale transfers rather than a clear read on buyer and seller activity alone.

TOP SALES

The highest-priced transaction was 23 High St., which sold for $2,850,000 on Sept. 2. HWHL Wyoming Holdings LLC sold the property to Raymond F. Armstrong. Close behind, 47 Faunce Corner Road sold for $2,440,000 on Aug. 24, with Federal Realty OP LP selling to North Dartmouth Faunce Corner Mall Road LLC. At 58 Naushon Ave., the property sold for $2,350,000 on Sept. 10; Kathleen McQuiggan, as trustee, sold to Sarah Engebretsen. On Aug. 20, 105 Rockland St. sold for $1,295,000, with Shawn Foley selling to Richard Dana Lovett Jr. Rounding out the top five, 87 Sol-E-Mar St. sold for $1,250,000 on Sept. 1, with Fernando J. Barcelos selling to William Silverstein. Beds, baths and square footage were not available in the deed data for any of these properties.

NEIGHBORHOOD BREAKDOWN

Smith Neck Road saw the most activity on a single street, with four recorded transfers: 788 Smith Neck Road sold for $750,000 and 384 Smith Neck Road sold for $685,000, while 307 Smith Neck Road and 507 Smith Neck Road were recorded without a market price, the latter for nominal consideration. Faunce Corner Road and Faunce Corner Mall Road each had one transaction, at $2,440,000 and $178,200 respectively, both involving LLC buyers or sellers. No Shore Drive had two transfers, one at $800,000 and one for nominal consideration. By price tier among the 28 sales with listed prices, 10 sold under $500,000, 13 sold between $500,000 and $1 million, and five sold above $1 million, including the three transactions that topped $2 million.
