Dartmouth Sale Prices Range From $1,000 to $2.85 Million Over Four Weeks

DARTMOUTH -- Sixty-nine property transfers recorded at the Bristol County (New Bedford District) Registry of Deeds between Aug. 14 and Sept. 12 ranged from a $1,000 nominal transfer to a $2.85 million sale on High Street, with roughly four in ten deeds moving property between family members or into trusts rather than through open-market sales.

MARKET OVERVIEW The registry recorded 69 total transfers during the period, with disclosed sale prices ranging from $1,000 to $2,850,000. Of the 69, only 29 listed a consideration amount; the remaining 40 were recorded without a disclosed price, consistent with trust, estate and inter-family transfers common in deed data. The median sale price among disclosed transactions was $585,500. The volume of recorded deeds was notable, though the high share of undisclosed-price transfers means the disclosed-price sample represents less than half of total activity.

TOP SALES The highest-priced transaction was 23 High St., which sold for $2,850,000 on Sept. 2; HWHL Wyoming Holdings LLC sold the property to Raymond F. Armstrong. The second-highest sale was 47 Faunce Corner Rd. for $2,440,000 on Aug. 24, with Federal Realty OP LP selling to North Dartmouth Faunce Corner Mall Road LLC. Third was 58 Naushon Ave., which sold for $2,350,000 on Sept. 10; Kathleen McQuiggan, as trustee, sold to Sarah Engebretsen. Rounding out the top five: 105 Rockland St. sold for $1,295,000 on Aug. 20 (Shawn Foley to Richard Dana Lovett Jr.), and 87 Sol-E-Mar St. sold for $1,250,000 on Sept. 1 (Fernando J. Barcelos to William Silverstein).

NEIGHBORHOOD BREAKDOWN Smith Neck Road saw the most recorded activity on a single street, with four transfers: 384 Smith Neck Rd. ($685,000), 788 Smith Neck Rd. ($750,000), and two transfers at 307 and 507 Smith Neck Rd. with prices not disclosed. Bakerville Road and Meadow Shores Road each had two recorded transfers, all without disclosed prices. By price tier among the 29 disclosed sales, 11 sold under $500,000, 13 sold between $500,000 and $1 million, and five sold above $1 million.

MARKET NOTES A substantial share of the period's deeds, roughly 28 of 69, involved a seller and buyer sharing the same last name or a buyer designated as trustee (TR) of the seller, patterns consistent with family or trust-related transfers; none of these carried a disclosed sale price. Two properties at 7 Alder Ct. and 7 Alder C. show a reciprocal deed exchange between two people with the same last name, both recorded Aug. 21. The two highest-priced transactions in the period, at Faunce Corner Road properties, involved corporate entities (Federal Realty OP LP, North Dartmouth Faunce Corner Mall Road LLC, and Seabreeze Ventures LLC/811 Holdings LLC at 78 Faunce Corner Mall Rd.) rather than individual buyers or sellers, suggesting commercial rather than residential activity in that corridor. Bed, bath and square-footage data were not available in the deed records reviewed.
