Fairhaven Home Sale Tops $2.9 Million as Trusts Drive Half Of Transfers

FAIRHAVEN -- A waterfront-area property on Smugglers Road sold for $2,945,000 last week, the highest price recorded in Fairhaven over the past month, as the Bristol County Registry of Deeds logged 36 property transfers in town between Aug. 21 and Sept. 19.

MARKET OVERVIEW The registry recorded 36 deed transfers in Fairhaven during the period. Of those, 19 carried a sale price so far, ranging from $205,000 to $2,945,000, with a median of $511,430. The remaining 17 transfers have no price yet; deed data typically shows a sale price within about a week of recording, so those figures should populate in the coming days. Based on raw count, 36 recorded transfers over four weeks represents a active pace of activity, though roughly half involved same-family or trust transfers rather than open-market sales.

TOP SALES The month's highest-priced transaction was 1 Smugglers Road, which sold for $2,945,000 on Sept. 9. Keith Decker sold the property to David P. Schenkein, trustee. At 1 Mark Drive, Lisa Looney-Squire sold to Richard Allen Ketchie for $865,000 on Aug. 28. At 19 Forestview Drive, Debbie Viveiros sold to Hailey Oliveira for $760,000, also on Aug. 28. At 37 Sylvia Street, Lauren E. Stevens sold to Derek Horseman for $734,000 on Aug. 28. At 212 Main Street, Ana Mendonca sold to David J. Giammalvo for $675,000 on Sept. 10.

NEIGHBORHOOD BREAKDOWN Weeden Road and Floral Drive: Philip Y. Denormandie sold three parcels, 0 Weeden Road, 121 Weeden Road and 2 Floral Drive, to the Compact of Cape Cod Conservation Trusts Inc., each for $205,000, all recorded Sept. 15. Bridge Street saw three transfers: 0 Bridge Street and 483 Bridge Street moved from Donna J. Motta to Donna Motta, trustee, with prices not yet available, while 81 Bridge Street sold separately from Amelia Ruvich to Meridyth Pereira for $600,000. Elm Avenue had two transfers, 40 Elm Avenue and 52 Elm Avenue, both transfers within the same family name and without a recorded price. Among sales with a recorded price, eight fell under $500,000, ten fell between $500,000 and $1 million, and one, the Smugglers Road sale, topped $1 million.

MARKET NOTES Of the 17 transfers without a recorded price, 13 were transfers between parties sharing the same last name or into a trust bearing the seller's name, including two separate transfers involving Heather Skrutski (97 Tootle Lane and 28 Point Street, both to Skrutski M. Trust) and three involving Donna J. Motta. The remaining transfers without a price so far, including 40 Whisper Lane, 1 New Boston Road and 3 Earle Street, involved different buyer and seller names and appear to be open-market sales still awaiting price data at the registry. Bed, bath and square-footage figures were not available in the deed data for any property in this period.
