Fairhaven sale prices span $175,000 to $930,000 with $500,000 median in month

FAIRHAVEN -- Forty-three property deeds were recorded in Fairhaven between July 17 and Aug. 15, ranging from a $175,000 estate sale on Adams Street to a $930,000 commercial-style transfer on Sconticut Neck Road, according to Bristol County (New Bedford District) Registry of Deeds records.

MARKET OVERVIEW Of the 43 recorded deeds, 20 disclosed a sale price, ranging from $175,000 to $930,000 with a median of $500,000. The remaining 23 transfers, more than half the total, did not include a disclosed consideration amount, a common feature of deed data that does not necessarily indicate absence of value. Forty-three recorded deeds over the four-week period reflects a steady pace of property transfers in town, spanning single-party trust transfers, family transfers and third-party sales.

TOP SALES The month's highest-priced transaction was 123 Sconticut Neck Rd., which sold for $930,000 on July 31. The seller was Prospect Realty Partners LLC and the buyer was Vrakas Group Realty LLC. At 3 Collins Way, Windmill Acres LLC sold the property to Shane P. Tracy for $900,000 on July 22. Antone Arruda sold 28 Winona Ave. to Ryan Raymond for $795,000 on July 23. At 2 Starboard Dr., the Starboard Drive Nominee Trust sold to Giuseppe Maruggi for $650,000 on Aug. 12. Robert James Fitzsimmons Jr. sold 133 Sycamore St. to Carlos Araujo for $610,000 on Aug. 5.

NEIGHBORHOOD BREAKDOWN Sconticut Neck Road saw three recorded transfers during the period, including the month's top sale at $930,000, a $303,000 sale at 190 Sconticut Neck Rd. involving Wilmington Savings Fund Society FSB as trustee, and an undisclosed-price transfer at 551 Sconticut Neck Rd. between parties with the same name. Starboard Drive had two sales, both from the Starboard Drive Nominee Trust to individual buyers, at $500,000 and $650,000. Green Street, Adams Street and Alden Road each had three or two recorded transfers, mixing disclosed sales with undisclosed same-name or trust transfers. Among disclosed sales, nine fell under $500,000 and 11 fell between $500,000 and $1 million; no disclosed sale exceeded $1 million.

MARKET NOTES Twenty of the 43 recorded deeds, nearly half, were transfers in which the grantor and grantee shared the same name or the grantee was a trust bearing the seller's name, consistent with family or estate transfers; none of these 20 transfers disclosed a sale price. Two transactions involved limited liability companies as both seller and buyer: the $930,000 sale at 123 Sconticut Neck Rd. and the $500,000 sale at 33 Green St., the latter sold by Marjorie Mirabella to Relentless Real Estate Group LLC, which also purchased 43 Oxford St. for $485,500 the same period. One sale, at 190 Sconticut Neck Rd., involved a bank trustee, Wilmington Savings Fund Society FSB, as seller. Deed records for this period do not include property type, square footage or bedroom and bathroom counts, so price-per-square-foot comparisons and housing-stock mix could not be calculated.
