Fairhaven Sale Tops $2.9 Million as Median Price Reaches $535,715

FAIRHAVEN -- Fairhaven's highest-priced deed of the past month reached nearly $3 million, while more than half of the 35 recorded property transfers carried no disclosed sale price.

MARKET OVERVIEW Thirty-five property transfers were recorded in Fairhaven from Aug. 14 through Sept. 12, according to Bristol County (New Bedford District) Registry of Deeds records. Sixteen of those deeds disclosed a sale price, ranging from $280,000 to $2,945,000, with a median of $535,715 among the disclosed sales. The remaining 19 transactions, more than half the total, carried no recorded consideration amount, which is common for transfers between family members or into trusts. Based on the raw count, the period showed a relatively high volume of recorded deeds, though the absence of pricing on more than half the transactions limits any read on overall market value.

TOP SALES 1 Smugglers Rd sold for $2,945,000 on Sept. 9, the only transaction above $1 million in the period. Seller Keith Decker transferred the property to buyer David P. Schenkein as trustee.

1 Mark Dr sold for $865,000 on Aug. 28. Seller Lisa Looney-Squire transferred the property to buyer Richard Allen Ketchie.

19 Forestview Dr sold for $760,000 on Aug. 28. Seller Debbie Viveiros transferred the property to buyer Hailey Oliveira.

37 Sylvia St sold for $734,000 on Aug. 28. Seller Lauren E. Stevens transferred the property to buyer Derek Horseman.

212 Main St sold for $675,000 on Sept. 10. Seller Ana Mendonca transferred the property to buyer David J. Giammalvo.

NEIGHBORHOOD BREAKDOWN Main Street recorded five separate deed transfers during the period, more than any other street: 212 Main St ($675,000), 16 Main St ($375,000), 17 Main St ($400,000), and two transactions with undisclosed prices at 418 Main St and 1 Main St. Bridge Street recorded three transfers, including 81 Bridge St ($600,000) and two undisclosed transactions, at 0 Bridge St and 483 Bridge St, both moving from seller Donna J. Motta to buyer Donna Motta as trustee. New Boston Road recorded two transfers, both without disclosed prices.

By price tier among the 16 sales with disclosed prices: six sold under $500,000 (102 Nasketucket Way, 54 Oxford St, 21 Golf St, 16 Main St, 17 Main St and 302 Ocean Meadows); nine sold between $500,000 and $1 million; and one, 1 Smugglers Rd, sold above $1 million.

MARKET NOTES Of the 35 recorded deeds, 13 involved a transfer from an individual to a trust or family entity bearing that same person's name, or between owners sharing a surname, on properties at Wilding Street, Union Street, Elm Avenue, Gellette Road, Tootle Lane, Point Street, Bridge Street (three parcels), Roseanne Drive, Shaws Cove, New Boston Road and Sconticut Neck Road. None of those 13 transfers disclosed a sale price. Four transactions involved limited liability companies as buyer, seller or both, at 33 Dartmouth St, 3 Earle St, 16 Main St and 1 Main St; the two transfers between LLCs, at 3 Earle St and 1 Main St, did not disclose a price. Bed, bath and square-footage figures were not available in the deed data for any property in this period.
