Fall River August Property Sales Cluster In $500,000 To $855,000 Range

FALL RIVER -- Sixteen property transfers were recorded in Fall River during the four weeks ending Sept. 19, with sale prices posted for nine so far. The highest recorded sale, an $855,000 transaction on McClure Place, was one of five deals priced between $500,000 and $1 million that anchored the period.

MARKET OVERVIEW Nine of the 16 recorded transfers carry a sale price so far, ranging from $160,000 to $855,000, with a median of $510,000. The remaining seven entries show "price not yet available," which is typical for deed records recorded within the past several weeks; prices generally appear in registry data within about a week of recording. Sixteen recorded transfers over the four-week span represent a moderate pace of activity for the district; no prior-month figures were provided for comparison, so this assessment is based on the raw count alone.

Seller Rae Realty LLC transferred the property to buyers Erica Jusino and Derek Rivers.

NEIGHBORHOOD BREAKDOWN North Main Street saw two transfers this period: a $160,000 sale at 3079 North Main Street and a transfer of a condominium unit at 4234 North Main Street Unit 502, for which a price has not yet been recorded. No other street had more than one recorded transfer. By price tier among the nine sales with recorded prices, five fell between $500,000 and $1 million (36 McClure Place, 344 French Street, 31 Niagara Street, 77 Fulton Street and 109 St Marys Street), and four fell under $500,000 (563 Woodman Street at $465,000, 721 Cambridge Street Unit B at $360,000, 22 Montgomery Street at $325,000 and 3079 North Main Street at $160,000). No sale in the dataset reached $1 million.

MARKET NOTES Of the seven transfers without a recorded price, six involved transfers among family members, trusts or life estates rather than open-market sales, including two separate transfers between Ricardo and Ann Marie Anunciacao and their life estates, and a transfer at 56 Evelyns Way between Marisa and Jose Gouveia and Jose Gouveia alone. The seventh, at 37 Shawmut Street, transferred to FR Properties LLC and its price had not yet appeared in registry data. The recorded sales included at least four condominium units: 109 St Marys Street, 4234 North Main Street Unit 502, 721 Cambridge Street Unit B and 1170 Wilson Road Unit 4. Bedroom, bathroom and square-footage figures were not available in the registry records reviewed for this period.
