Fall River Median Sale Price Holds at $440,000 in Late-August Deeds

FALL RIVER -- Nineteen property transfers recorded at the Bristol County (Fall River District) Registry of Deeds between Aug. 28 and Sept. 26 ranged from $230,000 to $800,000, with a top sale on Highland Avenue leading a month that included several sales still awaiting posted prices.

MARKET OVERVIEW

The registry recorded 19 sales in the four-week period. Of those, 16 carry a recorded consideration amount; the remaining three, at 962 Rock St., 2270 Highland Ave. and 326 Hemlock St., show price not yet available. Among the 16 priced sales, prices ranged from $230,000 to $800,000, with a median of $440,000. Nineteen recorded transfers in four weeks is a notable volume of activity for the city, though the dataset does not include prior-period figures, so whether this represents growth or a pullback from previous months cannot be determined from this data alone.

TOP SALES

The month's highest-priced sale was 707 Highland Ave., which sold for $800,000 on Aug. 31. Paul Leblanc was the seller; Nicole Prestipino and Carmine J. Prestipino III were the buyers. A property recorded in the deed only as "Fall-River, MA," without a specific street address, sold for $700,000 on Aug. 31; Walter L. Bronhard was the seller and Austin Wayne Rose the buyer. At 152 Harding St., a $504,900 sale closed Aug. 28, with Adeyinka Adeyinka and Adebayo Adeyinka as sellers and Rutineia Silva as buyer. The property at 76 Globe St. sold for $500,000 on Aug. 28; Gary Stasiowski was the seller and Tetrault Real Estate LLC the buyer. Rounding out the top five, 420 Bradford Ave. sold for $490,000 on Aug. 28, with MRLS Properties LLC as seller and Darlington Mbimeh Nkwenti and Caroline Kah Chine as buyers.

NEIGHBORHOOD BREAKDOWN

Highland Avenue saw two recorded transfers this period: the month's top sale at 707 Highland Ave. for $800,000, and a transfer at 2270 Highland Ave. for which no price is yet available. By price tier, four of the 16 priced sales closed at $500,000 or above: $800,000, $700,000, $504,900 and $500,000. The remaining 12 priced sales fell below $500,000, ranging from $230,000 to $474,900. Two properties tied to the same family names appear in this period: Vincent James Parente Jr. and Tasha Lee Parente were listed as sellers of 97 Stevens St. for $395,000 on Aug. 28 and as buyers of 1243 New Boston Rd. for $430,000 on Aug. 31. Pioneer Investments LLC was recorded as buyer in two separate transactions: 523 Second St. for $450,000 and 509 Hicks St. for $350,000, both recorded Aug. 28.

MARKET NOTES

Three of the 19 transfers appear to be transactions within the same family or trust structure rather than open-market sales: 962 Rock St. (Silvia/Amaral family), 2270 Highland Ave. (a life estate and remainder interest involving Albert E. Gomes and Michele C. Bolduc), and 326 Hemlock St. (Paquette family). None of the three has a recorded price yet. Three sales involved condominium units: 120 Lewin St. Unit 7 ($329,900), 3636 North Main St. Unit 12 ($230,000) and 219 Earle St. Unit 219 ($407,500). The 3636 North Main St. unit was the lowest-priced sale of the period. Limited liability companies or corporate entities appeared as buyer or seller in at least seven of the 19 recorded transfers, alongside individual and family buyers and sellers, indicating a mix of investor and owner-occupant activity in this period.
