Freetown Home Prices Span $335,000 to $2 Million as Median Holds at $620,000

FREETOWN -- Twenty property transfers were recorded in Freetown between Aug. 28 and Sept. 26, topped by a $2 million sale on Braley Road, while several other recorded transfers involved trusts, life estates or transfers among family members on Middleboro Road, County Road and Water Street.

MARKET OVERVIEW

Bristol County (Fall River District) Registry of Deeds records show 20 property transfers recorded in Freetown during the period. Of those, 13 have a sale price recorded so far; the remaining seven had not yet had a price recorded as of this report, which is typical for deed data and usually means the price has not yet reached the registry rather than any indication it was withheld. Among the 13 sales with a recorded price, prices ranged from $335,000, for a condominium unit on Bryant Street, to $2 million, for a property on Braley Road. The median sale price among those 13 sales was $620,000. Twenty recorded transfers in a four-week span represents a moderate level of activity by raw count, though a notable share of the transfers appear to be within the same family, trust or estate rather than open-market sales.

TOP SALES

The largest transaction was 120 Braley Rd, which sold for $2 million on Sept. 16; the seller was listed as Braley Road LLC and the buyer as Braley Road Condominium LLC. The second-highest sale was 44 Middleboro Rd, which sold for $1.35 million on Aug. 31; seller Mark Ambrose transferred the property to buyers listed as John P. Mathieu, trustee, and the Starboard Drive Nominee Trust. At 9 Cottle Lane, Lot 4, sellers Peter C. Decastro II and Cheryl M. Decastro sold the property for $719,000 on Aug. 31 to buyers Elizabeth Lou Figueiredo and John Joseph Medeiros. At 43 North Main St., Lot 18, Southbrook Development Inc. sold to Prakash and Aekta Patel for $699,900 on Sept. 1. And at 4 Clermont Way, sellers David Clermont and Shelley Hopkins sold the property for $680,000 on Sept. 2 to May Institute Inc.

NEIGHBORHOOD BREAKDOWN

Water Street saw two transfers in the period, both units in the same building sold by Pukwudgie Properties LLC: Unit B sold for $620,000 on Sept. 18, and Unit D sold for $505,900 on Aug. 28. Middleboro Road also had two transfers: 44 Middleboro Rd sold for $1.35 million, while a transfer at 34 Middleboro Rd, between family members with the surname Preston, had no price yet recorded. County Road likewise had two transfers: 166 County Rd sold for $450,000, while 86 County Rd, a transfer involving remainder interests, had no price yet recorded. By price tier among the 13 sales with recorded prices, three sold under $500,000, eight sold between $500,000 and $1 million, and two sold above $1 million.

MARKET NOTES

At least seven of the 20 recorded transfers appear, based on matching or overlapping names in the grantor and grantee fields, to be transfers within the same family, into or out of a trust, or involving a life estate or remainder interest, rather than open-market sales. These include transfers at 25 Algonquin Way (Darroch to Darroch), 57 Slab Bridge Rd (Dawson to Dawson life estates), 86 County Rd (Laporte to Ashley and Lundgren, remainder interests), 34 Middleboro Rd (Bravo/Preston to Preston), 11 South Hillside St (Pare to Pare Family Trust), 10 Azel Rd (Desousa to Desousa trustees) and 27 Island Rd Ext. (Horton to the Sarah L. Horton Irrevocable Trust). Most of these had no sale price yet recorded. Three of the 13 priced sales were condominium units, two on Water Street and one at 2 Bryant St., Unit D6, which sold for $335,000 on Aug. 28. One buyer, May Institute Inc., which purchased 4 Clermont Way, is a corporate entity rather than an individual. Beds, baths and square footage were not available in the deed data used for this report.
