Freetown Home Sale Prices Range Widely From $100,000 to $2 Million

FREETOWN -- Twenty deeds were recorded at the Bristol County (Fall River District) Registry of Deeds for Freetown properties between Aug. 21 and Sept. 19, with sale prices ranging from $100,000 to $2 million among the 12 transactions that carried a price at data pull time.

MARKET OVERVIEW The registry recorded 20 property transfers in the four-week period. Of those, 12 included a sale price, ranging from $100,000 to $2,000,000, with a median of $557,000. The remaining eight deeds had no price recorded; several of them list matching or related grantor and grantee names, consistent with trust, estate or life-estate transfers rather than open-market sales, and a sale price for those may still be pending at the registry. Twenty recorded deeds over four weeks works out to roughly one transfer every one to two days, a consistent rate of activity across the period.

TOP SALES The largest transaction was 120 Braley Rd, which sold for $2,000,000 on Sept. 16. The seller was listed as Braley Road LLC and the buyer as Braley Road Condominium LLC.

At 44 Middleboro Rd, the property sold for $1,350,000 on Aug. 31. Mark Ambrose was the seller; the buyers were listed as John P. Mathieu, trustee, and Starboard Drive Nominee Trust.

9 Cottle Ln (Lot 4) sold for $719,000 on Aug. 31. Sellers Peter C. DeCastro II and Cheryl M. DeCastro transferred the property to buyers Elizabeth Lou Figueiredo and John Joseph Medeiros.

43 North Main St (Lot 18) sold for $699,900 on Sept. 1. The seller was Southbrook Development Inc.; the buyers were Prakash and Aekta Patel.

4 Clermont Way sold for $680,000 on Sept. 2. Sellers David Clermont and Shelley Hopkins transferred the property to May Institute Inc.

NEIGHBORHOOD BREAKDOWN Three streets had two recorded transfers apiece. Middleboro Road saw sales at Nos. 34 and 44, the latter price not yet available for No. 34 and $1,350,000 for No. 44. County Road had transfers at Nos. 86 and 166, with a $450,000 price recorded for No. 166 and no price yet available for No. 86. Water Street had two transfers as well: 16 Water St. Unit D sold for $505,900, and 41 Water St. sold for $100,000.

By price tier among the 12 sales with recorded prices: four fell under $500,000 (41 Water St. at $100,000; 2 Bryant St. Unit D6 at $335,000; 166 County Rd. and an unaddressed Freetown parcel sold by Kiamara Ruiz to BMK Ventures LLC, both at $450,000). Six fell between $500,000 and $1 million: 16 Water St. Unit D ($505,900), 6 Green Ln. ($550,000), 77 Locust St. ($564,000), 4 Clermont Way ($680,000), 43 North Main St. ($699,900) and 9 Cottle Ln. ($719,000). Two exceeded $1 million: 44 Middleboro Rd. ($1,350,000) and 120 Braley Rd. ($2,000,000).

MARKET NOTES Eight of the 20 recorded deeds, 40% of the period's total, involved a grantor and grantee sharing a family name or trust designation, including transfers into life estates (57 Slab Bridge Rd.), family trusts (11 South Hillside St., 10 Azel Rd., 75 High St.) and an irrevocable trust (27 Island Rd. Ext.). None of those eight carried a recorded sale price, consistent with their appearance as within-family or estate transfers rather than market sales.

The dataset also shows a mix of property types. Condominium units appear at 16 Water St. Unit D and 2 Bryant St. Unit D6, both sold with recorded prices under $510,000. Two sales referenced subdivision lot and plan book numbers, 43 North Main St. (Lot 18) and 9 Cottle Ln. (Lot 4), with Southbrook Development Inc. as the seller in the North Main Street transaction. One buyer, May Institute Inc., is an organizational rather than individual purchaser, for the 4 Clermont Way property. The top sale, 120 Braley Rd. at $2,000,000, transferred between two limited liability companies rather than individual buyers and sellers.
