Freetown home sales span $100,000 to $1.35 million with $550,000 median

FREETOWN -- Nineteen property transfers were recorded at the Bristol County (Fall River District) Registry of Deeds for Freetown between Aug. 14 and Sept. 12, ranging from $100,000 to $1,350,000. Eleven of the 19 transactions disclosed a sale price; the rest were recorded without consideration listed, common for transfers within families, into trusts, or between spouses.

MARKET OVERVIEW

Of the 19 recorded deeds, 11 listed a sale price. Those disclosed prices ranged from $100,000 to $1,350,000, with a median of $550,000. The remaining eight transactions, roughly 42% of the month's activity, involved no listed consideration, several of them transfers into family or life-estate trusts rather than open-market sales. With fewer than half the recorded deeds showing an actual price, the raw count of 19 transactions does not by itself indicate how active traditional buyer-seller sales were this period; it reflects a mix of market sales and internal family transfers.

TOP SALES

The month's highest-priced transaction was 44 Middleboro Rd., which sold for $1,350,000 on Aug. 31. Seller Mark Ambrose transferred the property to John P. Mathieu, trustee, and the Starboard Drive Nominee Trust.

At 9 Cottle Lane (Lot 4), Peter C. DeCastro II and Cheryl M. DeCastro sold to Elizabeth Lou Figueiredo and John Joseph Medeiros for $719,000 on Aug. 31.

Southbrook Development Inc. sold 43 North Main St. (Lot 18) to Prakash and Aekta Patel for $699,900 on Sept. 1.

At 4 Clermont Way, David Clermont and Shelley Hopkins sold to May Institute Inc. for $680,000 on Sept. 2.

Rounding out the top five, William F. Clark sold 81 High St. to Nathan and Melissa Ruest for $620,000 on Aug. 19.

NEIGHBORHOOD BREAKDOWN

Three streets had two recorded transactions apiece this period. Middleboro Road saw both the month's top sale, 44 Middleboro Rd. at $1,350,000, and a price-not-disclosed transfer at 34 Middleboro Rd. between family members. High Street had two sales: 81 High St. for $620,000 and 75 High St., a trust transfer with no price listed. Water Street also had two transactions: 16 Water St., Unit D, sold for $505,900, and 41 Water St. sold for $100,000.

By price tier among the 11 disclosed sales: four sold under $500,000 (166 County Rd. at $450,000, a Freetown property sold by Kiamara Ruiz to BMK Ventures LLC at $450,000, 2 Bryant St., Unit D6, at $335,000, and 41 Water St. at $100,000). Six sold between $500,000 and $1 million (6 Green Lane at $550,000; 16 Water St., Unit D, at $505,900; 81 High St. at $620,000; 4 Clermont Way at $680,000; 43 North Main St. at $699,900; and 9 Cottle Lane at $719,000). One sale, 44 Middleboro Rd., topped $1 million.

MARKET NOTES

Seven of the 19 recorded deeds were transfers with no price listed in which the grantor and grantee shared a surname or the property moved into a trust or life estate held by the same individuals: 57 Slab Bridge Rd. (Dawson to Dawson life estates), 11 South Hillside St. (Pare to Pare Family Trust), 10 Azel Rd. (DeSousa to DeSousa trust), 27 Island Rd. Ext. (Horton to Horton Irrevocable Trust), 75 High St. (Carrier to Carrier Trust), 3 Lark Lane (Vieira family to Vieira/Faria trustees), and 10 Wing Ave. (Akin/Roussos to Akin/Roussos trustees). None of these listed a sale price.

Buyers included at least two corporate or institutional entities: May Institute Inc., a nonprofit, purchased 4 Clermont Way for $680,000, and Fine Quality Homes Inc. purchased 41 Water St. for $100,000. BMK Ventures LLC purchased an unspecified Freetown address for $450,000. Property types among disclosed sales included condominium units (16 Water St., Unit D, and 2 Bryant St., Unit D6) alongside single-family and multi-lot properties. No square footage, bedroom or bathroom data was available in the deed records for this period.
