Freetown Median Sale Price Reaches $722,500 in July-August Deed Filings

FREETOWN -- Twenty property transfers were recorded in Freetown between July 24 and Aug. 22, with disclosed sale prices ranging from $210,737 to $1,125,000. Eight of the 20 recorded deeds, several involving transfers within the same family or into trusts, did not disclose a sale price.

MARKET OVERVIEW Bristol County (Fall River District) Registry of Deeds records show 20 real estate transactions recorded in Freetown during the period. Of those, 12 included a disclosed consideration amount, ranging from $210,737 to $1,125,000, with a median disclosed sale price of $722,500. The remaining eight transactions did not include a sale price, a pattern common to trust and family transfers. Twenty recorded deeds in a single month represents a measurable volume of transactional activity, though without comparable prior-month figures from this dataset, whether the period was more active or more quiet than usual cannot be determined from the raw count alone.

TOP SALES The month's highest-priced recorded sale was 35 High St, which sold for $1,125,000 on Aug. 4; sellers Stephanie A. Oliveira and Ruben P. Oliveira conveyed the property to buyers Courtney E. Lopez and Peter A. Fasel. At 13 King Philip Way, the Couto Living Trust, with Jessica B. Couto as trustee, sold the property for $917,500 on Aug. 4 to Victoria Delponte and Michael Delponte. The Bernice Menard Nominee Trust sold 8 Dunham Rd for $855,000 on Aug. 13 to Mark Lindner. At 5 Nottingham Way, the Irma D. Teves Trust sold the property for $840,000 on July 30 to Kevin Lafferty and Danielle Podgayevskiy. A Freetown property, with no street address specified in the deed record, sold for $835,000 on July 24; sellers Kimberly Durand and David Durand conveyed it to buyers Filipe Pavao Tavares and Taylor Nicole Furtado.

NEIGHBORHOOD BREAKDOWN High Street had two recorded sales: 81 High St sold for $620,000 on Aug. 19, and 35 High St sold for $1,125,000 on Aug. 4. Chipaway Road also had two recorded transfers, at 121 Chipaway Rd on Aug. 10 and 56 Chipaway Rd on Aug. 5, neither of which disclosed a price. Wing Avenue saw two transfers as well: 10 Wing Ave, price not disclosed, recorded Aug. 14 as a transfer into a trust, and 6 Wing Ave, which sold for $615,000 on July 31. Among the 12 sales with disclosed prices, three sold below $500,000 ($210,737, $410,000 and $475,000), eight sold between $500,000 and $1 million, and one, 35 High St, sold above $1 million.

MARKET NOTES Six of the 20 recorded transfers, about 30% of the total, moved property between parties sharing a last name or into a trust bearing the seller's name: the Akin/Roussos transfer on Wing Avenue, the Pimentel transfer on Chipaway Road, the Houde transfer on Burna Vista Avenue, the Swartzendruber transfer on Copley Drive, the Michaud transfer on Jethol Drive, and the McCombe transfer on Lucie Avenue. None of these six transactions disclosed a sale price. Deed records do not include bedroom, bathroom or square footage figures, so no price-per-square-foot comparison is available for this period. One buyer, National Tow Boyz LLC, was recorded as a limited liability company rather than an individual, for the property at 56 Chipaway Rd; price not disclosed.
