New Bedford Median Home Sale Price Holds Near $451,500 In Late Summer

NEW BEDFORD -- New Bedford recorded 102 residential property transfers from Aug. 21 through Sept. 19, with sale prices ranging from $120,000 to $1,050,000 and a median price of $451,500, according to Bristol County (New Bedford District) Registry of Deeds data.

MARKET OVERVIEW The registry recorded 102 property transfers in New Bedford during the period that represent market sales, either priced or awaiting price data, separate from 42 additional nominal-consideration transfers that are not counted as sales. Of the 102 market transactions, 88 carry a recorded sale price so far; the remaining 14 are awaiting price information, which typically appears in registry data within about a week of recording. Among the 88 priced sales, prices ranged from $120,000, for a property on Query Street, to $1,050,000, for a property on Coggeshall Street. The median sale price was $451,500. With more than 100 recorded property transfers in a four-week span, deed activity appears active based on the raw count, though the data does not permit comparison to prior periods or statewide figures.

TOP SALES The period's highest-priced transaction was 760-764 Coggeshall St., which sold for $1,050,000; 2 Seas Properties LLC was the seller and JS Residential LLC the buyer. The second-highest sale was 14 Nina St. at $900,000, sold by Albertina Pereira to Michael Alexander McBath. 203 Deane St. sold for $725,000, with Blaine Hopwood Jr. as seller and Ryan Souza as buyer. 1653 Acushnet Ave. sold for $715,000, from DGS Property Management LLC to Guerthie Narilus. Rounding out the top five, 77 Dartmouth St. sold for $713,000, with James Watt as seller and Tenisha Benros as buyer.

NEIGHBORHOOD BREAKDOWN Acushnet Avenue produced the heaviest concentration of activity in the period, with nine recorded transfers on the street. Seven carried prices ranging from $325,000 to $715,000, and two, at 2737 and 2739 Acushnet Ave., are still awaiting price data. Ashley Boulevard also saw multiple transactions, including priced sales of $660,000 and $700,000, alongside two nominal-consideration transfers tied to the same seller. By price tier among the 88 priced sales, one transaction topped $1 million, 33 sold between $500,000 and $1 million, and 54 sold below $500,000, meaning most of the period's priced sales fell under the half-million mark.

MARKET NOTES Of the 144 total deed entries recorded for the period, 42, nearly three in 10, were nominal-consideration transfers, recorded for token amounts rather than market prices. Several of these, including transfers at 78 Fairmount St., 33 Roy St. and 1196 Old Plainville Rd., list matching or related grantor and grantee names, consistent with family or trust transfers. Beds, baths and square footage are not available in deed records for this period, so no price-per-square-foot comparisons can be made. Fourteen recorded sales, including properties on Cottage Street, Maxfield Street and Grant Street, are still awaiting price data in the registry.
