Somerset home sale prices span nearly $350,000 as median holds near $468,000

SOMERSET -- Nineteen properties changed hands in Somerset during the four weeks ending Sept. 19, with recorded sale prices ranging from $375,000 to $724,900 and a median of $468,422, according to deeds filed with the Bristol County (Fall River District) Registry of Deeds.

MARKET OVERVIEW Of the 19 recorded deeds, 13 carried a sale price at the time of this report; the remaining six had not yet had a consideration amount added to the registry record, which typically appears within about a week of filing. Prices among the 13 disclosed sales ranged from $375,000 at 178 Folsom Ave to $724,900 at 126 Grove Ave, with a median of $468,422. Without comparative data from prior months, the raw count of 19 transactions does not by itself indicate whether the period was more or less active than usual, but it reflects continued turnover across a wide range of price points in town.

TOP SALES The month's highest-priced transaction was 126 Grove Ave, which sold for $724,900 on Aug. 28. Peter D. and Wendy L. Lopriore sold the property to Vanessa and Shawn R. Miranda. 2118 Riverside Ave sold for $723,200 on Aug. 28. Carlos M. Velho sold the property to Olumide and Thelma Oyedeji. 38 Anelia Ave sold for $640,000 on Aug. 21. Christopher J. Rego sold the property to Matthew Serra Vidal and Katelyn Vidal. 28 Tower Hill Rd sold for $630,000 on Aug. 21. John M. and Karen M. Perraut sold the property to Alison Weldon. 13 Wood St sold for $525,500 on Aug. 21. Edward J. and Nancy E. Delehanty sold the property to Aaron and Brianna Lobo.

NEIGHBORHOOD BREAKDOWN Highview Avenue was the only street with more than one recorded transaction. 255 Highview Ave sold for $551,000 on Aug. 28, while 138 Highview Ave changed hands on Aug. 26 as a life estate transfer within the McDonald family, with no sale price yet recorded. By price tier, seven of the 13 disclosed sales were under $500,000: Folsom Avenue, Prospect Street, Dias Terrace, Newhill Avenue, Denham Avenue and Wellesley Drive, plus one Somerset sale for which no street address was provided in the deed record. Four sales fell between $500,000 and $700,000: Wood Street, Highview Avenue, Tower Hill Road and Anelia Avenue. Two sales topped $700,000: Riverside Avenue and Grove Avenue.

MARKET NOTES Five of the six deeds without a recorded price were transfers within the same family or into a trust or life estate rather than open-market sales: 490 Kaufman Road, 274 Lawton Street, 2756 County Street, 138 Highview Avenue and 326 Regan Road. A sixth price-pending sale, at 79 Ellenwood Avenue, went to buyers with no apparent family connection to the seller. More than half of the month's 19 deeds, 11 in all, included a specific lot number and plan book or plan reference in the address, a format commonly associated with condominium units: Kaufman Road, Denham Avenue, Ellenwood Avenue, Lawton Street, County Street, Folsom Avenue, Newhill Avenue, Anelia Avenue, Tower Hill Road, Wellesley Drive and Prospect Street. The remaining eight deeds, including the two highest-priced sales on Grove Avenue and Riverside Avenue, did not carry that lot and plan format and appear to represent standalone properties. Bed, bath and square-footage figures were not available in the deed data for any of the 19 transactions.
