Somerset's Priciest Deed Filing Dwarfs Other September Home Sales

SOMERSET -- Eighteen property transfers were recorded in Somerset between Aug. 28 and Sept. 26, ranging from a $424,900 residential sale to a $3,682,762 commercial-corridor transaction that stood well above every other deed filed in the period.

MARKET OVERVIEW

The Bristol County (Fall River District) Registry of Deeds recorded 18 transfers for Somerset addresses in the period. Of those, nine carried a recorded sale price, ranging from $424,900 to $3,682,762; the remaining nine had no price yet in the registry's data, which typically appears within about a week of recording and does not indicate anything was withheld. Among the nine priced sales, the median was $560,000. Eighteen recorded deeds over roughly four weeks reflects a steady pace of property turnover in town, based on the raw count alone.

TOP SALES

The largest transaction by far was 505 Gar Hwy (Parcel 2B), which sold for $3,682,762 on Sept. 11. REDS Somerset Inc. was the seller and Colbea Enterprises LLC the buyer. The next-highest sales were both single-family transfers: 126 Grove Ave. sold for $724,900 on Aug. 28, with Peter D. and Wendy L. Lopriore selling to Vanessa and Shawn R. Miranda; and 2118 Riverside Ave. sold for $723,200 the same day, with Carlos M. Velho selling to Olumide and Thelma Oyedeji. Rounding out the top five, 146 Colonial Dr. (Lot 22) sold for $610,000 on Sept. 10, with Barton and Joan Goldberg selling to William and Sherrie Brassard, and 238 Old Colony Ave. sold for $560,000 on Sept. 8, with Caisie Cadorette and David J. Bucklin selling to Brandyn Silva and Shaley Brown.

NEIGHBORHOOD BREAKDOWN

Old Colony Avenue was the only street with more than one recorded transfer in the period: 238 Old Colony Ave. sold for $560,000 on Sept. 8, while 390 Old Colony Ave. changed hands on Sept. 2 with a price not yet available. By price tier among the nine sales with recorded figures, two sold under $500,000 (224 Denham Ave., $440,000, and a Somerset property sold by Chelsey L. Stone for $424,900); six sold between $500,000 and $750,000, including the Grove Avenue, Riverside Avenue, Colonial Drive and Old Colony Avenue sales above along with 255 Highview Ave. ($551,000) and 109 Jackson Ave. ($520,000); and one, the Gar Highway property, sold above $750,000.

MARKET NOTES

Bed, bath and square-footage figures were not available in the deed data for any of the 18 transfers. Several of the recorded transfers moved property within the same family or into a trust rather than to a new outside buyer: 165 Butternut Rd. was transferred into the Nadeau Irrevocable Trust; 137 Foley Ave. was transferred to a life estate and remainder interest held by members of the Connell family; 131 Valley Rd. was similarly transferred to a life estate and remainder interest for the Pelissier family; 390 Old Colony Ave. was transferred between Jacob and Kathleen Rushton and trusts in their own names; and at 274 Lawton St., Cheryl Lynne Corey transferred a lot to Cheryl Lynn and Dean A. Corey while a companion lot at 79 Ellenwood Ave., part of the same plan book page, was sold to Jeffrey O. Marshall and Edward P. Mullen IV. None of these had a recorded price in the current dataset. The Gar Highway sale, at more than six times the next-highest recorded price, was an outlier that widened the overall price range considerably.
