Swansea Home Prices Range Widely as Median Sale Hits $652,450

SWANSEA -- A property on Gar Highway sold for $1.575 million last month, the priciest of 19 deeds recorded at the Bristol County (Fall River District) Registry of Deeds between Aug. 28 and Sept. 26. Seven of those filings were trust, estate or life-estate transfers between family members rather than open-market sales.

MARKET OVERVIEW

The registry recorded 19 property transfers in Swansea during the period. Of those, 12 carried a sale price by the time this report was compiled; the remaining seven show "price not yet available," which typically means the figure had not yet been entered into the registry's system rather than any withholding of information. Among the 12 priced sales, prices ranged from $387,688 to $1,575,000, with a median of $652,450. Deeds were recorded on nearly every business day of the window, including multiple same-day recordings on Aug. 28, Aug. 31, Sept. 1, Sept. 3 and Sept. 4, indicating steady, consistent turnover across the four-week span rather than activity concentrated in a single week.

TOP SALES

The highest-priced sale was 718 Gar Highway, which sold for $1,575,000 on Sept. 1. Louis F. Fayan III and Anne Marie Fayan sold the property to Gar Highway Swansea LLC. The second-highest sale was 215 Sears Road, which sold for $1,425,000 on Aug. 28, with Kilpatrick LLC selling to Demetri Brothers MA LLC. At 5 Kyles Court, John and Brittannee Donley sold to Arthur Ellis Correira Jr. and Abigail Marie Correira for $1,005,000 on Aug. 28. The property at 125 Winslow Way sold for $914,000 on Sept. 4, with Heidi DeMello and Douglas Gregoire selling to Sarah Lynch and Daniel Weller. Rounding out the top five, 25 Cole Street sold for $820,000 on Aug. 31, with Lucia Viveiros selling to Majid and Nilofar Dudha.

NEIGHBORHOOD BREAKDOWN

Wood Street saw three separate transfers during the period: 842 Wood St. sold for $635,000, while 973 Wood St. and 957 Wood St. both show price not yet available. Seaview Avenue also recorded two transfers: 341 Seaview Ave. sold for $649,900, while 293 Seaview Ave. shows price not yet available. Gar Highway had three filings, including the top sale at 718 Gar Highway and two condominium units at 1405 Gar Highway (units 7A and 7B), each selling for $475,000 on Sept. 3. By price tier, five sales closed above $1 million, six closed between $500,000 and $1 million, and one, at 1075 Bark St. for $387,688, closed below $500,000. The remaining seven transfers have no recorded price yet.

MARKET NOTES

Six of the seven transfers without a recorded price appear to be same-family transfers into trusts or life estates rather than arm's-length sales: 86 Delmage Road, 293 Seaview Avenue, 175 Keith Circle, 973 Wood Street, 79 Old Warren Road and 170 Cedar Avenue each list a grantor and grantee sharing the same surname, with the receiving party identified as a trust, trustee or life-estate holder. The seventh, 957 Wood Street, transferred from an individual seller to Pepper Wood Properties LLC and does carry a pending sale price. The 1405 Gar Highway condominium sale involved a single seller, Cedarbrook Swansea LLC, conveying two units on the same day to two similarly named buyers, Colburn One LLC and Colburn Two LLC, at identical prices. Beyond the condominium units, the recorded sales were a mix of single-family homes and properties conveyed to or from limited liability companies, including the two highest-priced transactions of the period. Bedroom, bathroom and square-footage data were not available from the deed records for any of the properties listed.
