Westport Home Prices Span $40,000 to $3.1 Million in Latest Period

WESTPORT -- A 15 Richmond Pond Drive property sold for $3.1 million on Sept. 8, the top recorded sale in a four-week stretch that saw 57 property transfers logged at the Bristol County Registry of Deeds, though fewer than half of those transfers carried a price as of this reporting.

MARKET OVERVIEW The registry recorded 57 property transfers in Westport from Aug. 21 through Sept. 19. Of those, 28 had a recorded sale price; the remaining 29 showed no price yet, which is normal for deed data and typically reflects a lag of about a week before the registry's price information is updated, not a withheld figure. Among the 28 priced sales, prices ranged from $40,000 to $3,100,000, with a median sale price of $592,450. A total of 57 transfers in roughly a month is a substantial count for the town, though with half the entries still missing price data, a fuller picture of the period's dollar volume will take shape as more figures post.

TOP SALES The period's highest-priced transaction was 15 Richmond Pond Drive, which sold for $3,100,000 on Sept. 8; the seller was Nancy A. Nelson, trustee, and the buyer was Paul L. Baker. 185 Howland Road sold for $2,600,000 on Sept. 15, transferring from the Prentice Family Realty Trust to Michael Baughan. 1 Puddingstone Lane sold for $2,100,000 on Aug. 31, with West Branch Realty LLC as seller and Amy Elefante Bedi, trustee, as buyer. 171 Pine Hill Road sold for $2,025,000 on Sept. 18; the seller was Williams E. Battles IV and the buyer was Richard Stuart Mundy. 442 Horseneck Road rounded out the top five at $1,685,000 on Sept. 17, sold by Leslie Orcutt Tripp to Edward Stewart.

NEIGHBORHOOD BREAKDOWN American Legion Highway saw three transfers: 1229 American Legion Highway sold for $519,900, while 0 American Legion Highway and 1148 American Legion Highway each sold for $1,300,300 on the same day, Sept. 8, both from Randall E. Smith, trustee, to JR Property Management LLC. Old County Road also had three transfers: 602 Old County Road sold for $689,000, 441 Old County Road sold for $820,000, and 661 Old County Road's price is not yet available. Horseneck Road recorded four transfers, though only the $1,685,000 sale at 442 Horseneck Road had a posted price; the other three, at 531, 139 and 660 Horseneck Road, do not yet show a price. Gifford Road, Benoit Street, Village Way, University Drive and E Beach Road each had two transfers apiece. By price tier among the 28 sales with recorded figures, seven sold under $500,000, 13 sold between $500,000 and $1 million, and eight sold above $1 million.

MARKET NOTES A large share of this period's price-not-yet-available transfers involved a grantor and grantee with matching or related surnames, consistent with trust or estate transfers within the same family, including the pairs at 118 and 149 E Beach Road, both from Michael A. Attardo, and transfers at 34 Robbins Street and 5 Fairview Avenue, both from Thaddeus H. Davis to Thaddeus H. Davis, trustee. These entries are not included in the price statistics above since no sale price was recorded. Deed records for this period do not include beds, baths or square footage, so no price-per-square-foot comparison is possible.
