Westport Home Sales Top $3.1 Million as 58 Deeds Recorded in September

WESTPORT -- A Richmond Pond Drive property sold for $3.1 million, the highest price among 58 deeds recorded in town over the past month, while the median sale price across all transactions with a recorded price held at $625,100.

MARKET OVERVIEW The Bristol County (New Bedford District) Registry of Deeds recorded 58 property transfers in Westport between Aug. 28 and Sept. 26. Prices ranged from $40,000 to $3,100,000, with a median of $625,100 among the 31 transactions that carry a recorded sale price so far; the remaining 27 do not yet show a price, which is typical for deed data still working its way through the registry, or reflect transfers where the seller and buyer share a last name, consistent with trust, estate or intra-family filings. Fifty-eight recorded deeds in a four-week span is a substantial volume for the town, though nearly half of those filings did not represent open-market sales.

TOP SALES The month's highest-priced sale was 15 Richmond Pond Drive, which sold for $3,100,000 on Sept. 8. Nancy A. Nelson, trustee, was the seller; Paul L. Baker was the buyer. 185 Howland Road sold for $2,600,000 on Sept. 15. The seller was Prentice Family Realty Trust; the buyer was Michael Baughan. 1 Puddingstone Lane sold for $2,100,000 on Aug. 31. West Branch Realty LLC was the seller; Amy Elefante Bedi, trustee, was the buyer. 171 Pine Hill Road sold for $2,025,000 on Sept. 18. Williams E. Battles IV was the seller; Richard Stuart Mundy was the buyer. 442 Horseneck Road sold for $1,685,000 on Sept. 17. Leslie Orcutt Tripp was the seller; Edward Stewart was the buyer.

NEIGHBORHOOD BREAKDOWN Old County Road had the most activity of any street, with four recorded transfers: 441 Old County Road sold for $820,000 and 602 Old County Road sold for $689,000, while 497 and 661 Old County Road each transferred within the same family with no price yet recorded. American Legion Highway saw three transfers, including a matched pair at 0 American Legion Highway and 1148 American Legion Highway, both selling for $1,300,300 to JR Property Management LLC on the same day, Sept. 8. Horseneck Road also had three transfers, topped by the $1,685,000 sale noted above. Bayberry Drive, Howland Road, Benoit Street, Gifford Road, Briggs Road, E Beach Road and Village Way each recorded two transfers. By price tier, seven sales priced under $500,000, ranging from $40,000 to $482,500. Sixteen sales, the largest group, priced between $500,000 and $1 million, from $519,900 to $820,000. Eight sales priced above $1 million, from $1,125,000 to $3,100,000.

MARKET NOTES Of the 27 transfers without a recorded price, most list the same individual or a family member as both seller and buyer, a pattern consistent with trust, estate or intra-family transfers rather than open-market sales; examples include two West Branch Realty Trust-linked properties on Sunrise Avenue and Old County Road transferred by David C. West to himself as trustee, two Attardo family properties on E Beach Road moved into trusts, and two Thaddeus H. Davis properties on Robbins Street and Fairview Avenue transferred to a trust, all recorded the same week. The two American Legion Highway parcels selling for the identical $1,300,300 price to the same buyer on the same day suggest a combined transaction rather than two unrelated sales. The address at 91-93 Benoit Street, denoted with a dual unit number, sold for $315,000 and appears to be a multi-family property, among the lower recorded prices of the period. The lowest recorded price overall was a $40,000 sale with no street address listed, from Tracy Paiva to Sandy Soderstrom, well below the next-lowest recorded sale of $92,000 at 217 LS Tickle Road.
